T1’s Giga Arctic facility has been rezoned for industrial use or data center operations.

Today, a committee of the Mo i Rana municipal government approved a permit allowing for 161,000 square feet of T1’s Giga Arctic facility to be rezoned for either industrial use or data center operations at the northern Norway location.

T1 holds a 50-year lease for the 926,000-square-foot Giga Arctic campus. The brownfield facility is in an industrial park in northern Norway, and benefits from access to trained local workforce and some of Europe's lowest-cost electricity, supplied primarily by the region's abundant hydropower resources.

We expect a 50MW data center could be operational at the site in 2027, with a pathway to expansion due to T1’s position in the grid capacity queue for a total of 396MW. We believe the state-of-the-art Giga Arctic building, combined with the Mo i Rana region’s local community support and strong human capital in technology and industry, and access to some of Europe’s lowest-cost electricity make the facility attractive as a future data center.
